Faena Residences Miami is a pair of 68-story towers on the Miami River, linked 700 feet up by a three-story Sky Bridge. It is Faena's first residential project on the river, within the 14-acre Faena District Miami River with 327 feet of river frontage. Architecture is by Rafael Viñoly Architects, interiors by Bryan O'Sullivan Studio and landscaping by Sasaki. It is developed by Fortune International Group, KAR Properties and Faena.

It offers 406 residences from 1 to 4 bedrooms, from 716 to 3,149 sq ft, plus River Lofts, Sky Lofts and penthouses. They are delivered finished, with 10-foot-deep terraces and floor-to-ceiling glass doors. Per the January 2025 price ranges: 1 bed from $1.3 million; 1 bed + den from $1.8 million; 2 beds from $1.9 million; 3 beds from $3.8 million; 4 beds from $5.9 million; River Lofts from $2.5 million and Sky Lofts from $6.8 million.

These are residences with Faena's five-star hotel service. The Sky Bridge holds an infinity pool, restaurant, bar, sky beach club, cinema and golf simulator. There is also a wellness program with Miami's first Sauna Penthouse, a 25-meter smart pool, a longevity clinic, a hammam and a padel court. Estimated delivery is between 2028 and 2029.
